For First-Time Homebuyers
Thinking about buying a home in Baltimore City? CHAI offers Homebuyer Education Workshops and one-on-one pre-purchase counseling to guide you on your path to homeownership.
Please note: To be eligible for funds through Maryland State and/or Baltimore City incentive programs, first-time homebuyers must attend a homebuyer education workshop and complete one-on-one pre-purchase counseling.

Join us for a homebuyer education workshop to learn everything you need to know about becoming credit-ready, selecting a realtor, making an offer on a house, scheduling the inspection, getting a mortgage, and what to expect during the settlement process.
Workshops are held on Zoom over the course of two evenings.

One-on-One Pre-purchase Counseling
Following completion of the workshop, individual one-on-one pre-purchase counseling will help you prepare for the home buying process. During the individual session, the counselor will:
- Discuss your home buying goals and individual financial situation.
- Review your credit and financial history.
- Identify available down payment incentives for which you might be eligible.
- Evaluate your affordability range – or establish a timetable for becoming mortgage ready.
